When thinking about commercial property development — whether it’s a luxury rental, a high-end holiday home, or a mixed-use scheme — it’s easy to focus on what’s inside the building. But increasingly, the true value of a property lies in how it connects with the outdoors.
At JLK Architects, we believe well-designed external spaces are a key part of delivering successful, high-performing commercial buildings. Outdoor areas — whether it’s a first-floor balcony, a private terrace, or a communal garden — can be the difference between a space that simply functions and one that offers a memorable experience. Take one of our latest eco homes in rural Nottinghamshire. The property features a modest first-floor balcony that overlooks open countryside. It’s not huge. It doesn’t shout. But it offers something powerful: a peaceful place to sit with a drink, to reconnect with nature, or to unwind at the end of the day. These are the kinds of touches that turn short stays into return visits, and viewings into offers. For developers, outdoor spaces are not an aesthetic extra — they are an investment feature. They help properties stand out in saturated markets, add emotional appeal, and often allow for higher returns per square metre. In the case of holiday accommodation or short-term rentals, they can directly influence bookings and guest satisfaction. As always, we balance this with subtle sustainability. In our Nottinghamshire project, the home also integrates rainwater attenuation and greywater reuse — invisible systems that improve environmental performance without compromising on design. At JLK Architects, we create spaces that look great, work brilliantly, and deliver value — not just for the present, but for the long term. 📍 Based in Nottingham, serving commercial clients across the East Midlands. 🌿 Experts in sustainable, high-performance architecture tailored for commercial success. In today’s property market, sustainability isn’t just a buzzword — it’s a crucial factor that can significantly impact the financial performance of residential and mixed-use developments. At JLK Architects, we’ve seen firsthand how integrating sustainable features into building design can reduce operational costs and enhance the value of commercial properties.
Why Sustainability Matters for Commercial Developers Commercial clients developing purpose-built residential or mixed-use premises face increasing pressure to meet environmental standards and tenant expectations. Incorporating sustainable design elements not only addresses these challenges but also provides a clear pathway to financial benefits. Features such as rainwater attenuation tanks and grey water recycling systems, commonly found in eco homes, can be adapted for larger-scale commercial projects. These innovations reduce water consumption and lower utility bills, which translates directly to increased monthly earnings and improved long-term profitability. Beyond Cost Savings: Market Appeal and Future-Proofing Sustainability also enhances marketability. Eco-conscious tenants are more likely to choose buildings with green credentials, and investors increasingly prioritise assets that demonstrate environmental responsibility. A building designed with sustainability at its core can command higher rents and enjoy lower vacancy rates. Moreover, integrating energy-efficient systems and sustainable materials future-proofs developments against tightening regulations and rising utility costs, safeguarding your investment for years to come. Combining Classic Design with Modern Performance At JLK Architects, we specialise in blending traditional architectural aesthetics with cutting-edge sustainable technology. Our recent project in Nottinghamshire is a prime example — a home that looks classic but incorporates powerful eco features seamlessly. For commercial developments, this approach ensures your properties meet sustainability goals without compromising on style or tenant appeal. Ready to unlock the full potential of your property portfolio? Let’s talk. Across the UK, countless buildings stand underused or entirely vacant—yet they hold untapped potential. One of our recent projects exemplifies how thoughtful, strategic design can unlock that value. A disused local church, no longer serving its original purpose, has been transformed into a bespoke residential dwelling tailored to the lifestyle needs of its new occupants.
The client approached us with a clear goal: maximise space while respecting the unique architectural features of the original building. Our response was to introduce a mezzanine floor, inserted within the vaulted roof to house a snug living space overlooking a bright, open-plan kitchen, dining, and lounge area below. By celebrating existing character features like exposed roof trusses and gothic-style windows, we preserved the building’s identity while delivering modern function and comfort. But this isn’t just a story about one home—it’s a model for commercial opportunity. Why It Matters for Commercial Clients
Whether you're holding a rural structure or a city-centre commercial site, the principle remains the same: with the right vision, disused buildings can become profitable, beautiful, and sustainable assets. 📍 Based in Nottingham, proudly serving the East Midlands. 🌿 Experts in sustainable architecture, adaptive reuse, and maximising commercial potential. Ready to unlock the full potential of your property portfolio? Let’s talk. This former church is now on its way to becoming a unique residential dwelling — proof that even the most unexpected buildings can be transformed to unlock significant value.
One design element within our client's brief was to design a mezzanine floor that sits comfortably within the vaulted ceiling of the original church. The lower level will house an open-plan kitchen, dining, and lounge area, while the mezzanine above creates a quiet, elevated snug — making the most of the dramatic roof space and natural light. Projects like this highlight the commercial potential of adaptive reuse. From disused community buildings to underperforming sites, thoughtful design can bring spaces back into use — driving returns and preserving architectural character. If you own a property that’s currently sitting empty or underutilised, we can help you reimagine it. Whether it's for residential conversion, mixed-use redevelopment, or change of use through Prior Approval — smart design makes all the difference. 📍 Based in Nottingham, serving the East Midlands 🌿 Experts in commercial architecture, eco homes, and adaptive reuse hashtag#AdaptiveReuse hashtag#CommercialProperty hashtag#PropertyInvestment hashtag#BuildingReuse hashtag#SustainableArchitecture hashtag#ChurchConversion hashtag#EastMidlands hashtag#ArchitectureAndROI hashtag#MixedUseDevelopment hashtag#JLKArchitects There are lots of romantic ideas about changing the use of old buildings. However not all old buildings have a contemporary purpose, are traditionally attractive or have sensible proportions. This former church is an example of a building that was redundant as a community building and wasn’t traditionally attractive. This site needed careful consideration of its context and potential. The building needed to enhance the area, not be a blight on it. JLK conducted a thorough investigation of the area surrounding the former church, we assessed the history of the street, the local vernacular, the contemporary needs of the area and the local planning policy.
Adaptive reuse should always be specific to the site, this gives clients the highest chance of success and maximum return on their investment. Our planning application had a lot of evidence behind it and resulted in a successful planning application for change of use (F1 to C3). The local authority gave positive feedback on the thoroughness of our application. 📍 Based in Nottingham, serving the East Midlands. 🌿 Experts in sustainable architecture, eco homes, and adaptive reuse. At JLK Architects, we believe great design is about more than just floorplans and functionality — it’s about how a space makes you feel.
Open-plan living has become a hallmark of contemporary homes, offering light-filled, versatile spaces perfect for modern life. But while open layouts are celebrated for their sense of freedom, they also present a subtle challenge: how do you create spaces that feel purposeful and inviting, without losing the openness? The answer lies in zoning — and done well, it’s all about crafting atmosphere. We don’t just prioritise the headline spaces like kitchens or lounges. We look at how each part of the home flows into the next, creating areas where you can cook, relax, entertain, and simply dwell. Each zone is considered for its use and its emotional tone. For example:
When done thoughtfully, zoning elevates everyday routines: cooking becomes sociable, dining feels ceremonial, and relaxing becomes restorative. We design homes not just to function, but to nurture a lifestyle — one where space supports wellbeing, connection, and comfort. If you’re planning an open-plan renovation or new build, we’d love to help you create spaces that feel as good as they look. When it comes to bathroom design, few features divide opinion quite like the bath. Some see it as a must-have for relaxation and indulgence, while others prefer the convenience and practicality of a spacious walk-in shower. At JLK Architects, we believe the best designs strike a balance — especially in family homes.
One of our recent projects showcases exactly that: a beautifully designed family bathroom that caters to all lifestyles. With a generous walk-in shower for the everyday rush and a freestanding bath perfect for a quiet evening soak, the space is both functional and luxurious. But bathroom design isn’t just about features — it’s about how those features support day-to-day life. From the layout and materials to lighting and storage, every detail matters. Whether you’re designing a family-friendly space or a private spa-like sanctuary, a well-thought-out bathroom adds lasting value to any home. Ready to Rethink Your Bathroom? Whether you're renovating a tired family bathroom or designing a new one from scratch, we can help you create a space that works beautifully for your lifestyle — practical, stylish, and a joy to use every day. Get in touch with JLK Architects to start planning a bathroom that’s more than just functional — it’s a space to truly enjoy. 📍 Based in Nottingham, serving the East Midlands. 🌿 Experts in sustainable architecture, eco homes, and adaptive reuse. Networking is a vital part of what we do at JLK Architects, allowing us to build strong relationships with other professionals and expand the services we offer to our clients. This week, we had the pleasure of attending a fantastic event hosted by Shakespeare Martineau at the historic Galleries of Justice in Nottingham.

The mix of classical instrumentation with modern melodies set the perfect tone for an evening of engaging conversations and new opportunities. Whether it’s a warehouse, office, or industrial space, upgrading and repurposing your building can open up new opportunities while meeting government energy efficiency targets.
With regulations requiring commercial properties to achieve an EPC rating of C or above, now is the time to invest in thermal upgrades. Improving insulation, upgrading glazing, and enhancing energy performance not only reduces carbon consumption but also makes your building more attractive to tenants and businesses. Beyond efficiency, repurposing commercial spaces can transform them into vibrant workplaces that inspire employees and maximise rental yields. From flexible office layouts and breakout areas to event spaces and creative hubs, there are endless ways to make the most of your property. If you’re considering a transformation, we can help you create a functional, future-proofed space that works for your business and the environment. 📍 Based in Nottingham, serving the East Midlands. 🌿 Experts in commercial and sustainable architecture. |
